A systematic inspection
We inspect the agreed scope according to the type of property, its technical systems and the decision you are making.
ESTIQ BY ENGICON
We professionally inspect an apartment or house before handover or purchase, during construction or before warranty expiry. We do not just identify findings – we explain their significance and show you what should be addressed first.
Bratislava · Bratislava Region · Western Slovakia
ESTIQ is ENGICON’s specialised technical property inspection service. It combines experience in real estate development, project management and engineering with practical inspection of apartments and houses for buyers, owners and investors.
When buying or taking over a property, you need to know not only what is visibly unfinished, but also what may be technically significant, what requires further verification and what should be addressed without delay.
We inspect the agreed scope according to the type of property, its technical systems and the decision you are making.
We do not classify issues simply as “present / not present”. We assess their significance and identify which items should be addressed first.
You receive a technical report with photographic documentation, recommendations and a clear overview of open items requiring further verification.

New-build handover, pre-purchase inspection and inspection before warranty expiry.

ESTIQ is not a “person with a spirit level” service. A spirit level, moisture meter, thermal camera or inspection camera are only tools. What matters is the inspection method, correct interpretation of findings, their relationship to the documentation and the ability to explain what a finding actually means and what the next step should be.
Before taking over a property, it is advisable to review its technical condition, the functionality of accessible elements and the quality of visible workmanship. We document findings, assess their significance and prepare a clear basis for the next steps.
We review accessible structures and technical elements, visible signs of wear, previous interventions and potential problem areas. For each finding, we explain its significance, priority and recommended next step.
We inspect selected construction stages before they are covered or subsequent work is completed. Inspections can be one-off or recurring across several project stages.
Before the warranty period expires, we review visible changes in condition, functional issues and areas requiring further action. The report can support subsequent communication regarding rectification of identified issues.

We visually inspect safely accessible parts of the system and available documentation.
A visual inspection does not replace a specialist inspection or electrical testing.
A technical inspection is a small item compared with the value of a property and the costs that can arise from an issue discovered too late. The aim is not to find faults at any cost, but to give you a better basis for your decision.
New or well-finished does not automatically mean defect-free.
The roof, façade, building services, drainage, external areas and documentation may all matter.
Some issues are easier to resolve while structures are accessible or the warranty is still in force.

WITHIN 5 WORKING DAYSThe result is not just an album of photographs or a simple checklist. An ESTIQ by ENGICON report connects each finding with its location, significance, priority and recommended next step.
We do not publish the full sample report publicly. Below is an illustrative example of the report structure; each report is tailored to the property type and agreed inspection scope.
Specific finding, location and recommended first step.
Requires immediate attention or specialist assessment.
May limit function or lead to consequential damage.
Surface or finishing issue without an immediate functional impact.
Missing document or property that could not be reliably verified.
We use measurements where they provide real value for the specific property and conditions allow responsible interpretation. A measured anomaly on its own does not necessarily represent a construction defect.
After rectification, we can re-inspect selected items and record their current status.
For developers, investors, financing institutions and property managers, ENGICON provides tailored technical inspections and QA/QC services.
ESTIQ builds on ENGICON’s expertise in real estate development, engineering, technical advisory and project management. The result is therefore not just a list of issues, but a basis for further decisions.
We primarily operate in Bratislava, the Bratislava Region and Western Slovakia. For larger assignments and B2B cooperation, other locations can be agreed individually.
The price depends on the type and size of the property, technical systems, inspection scope, additional measurements, external elements and location.
We will review the appropriate inspection scope and prepare a specific quotation with no obligation. Depending on the assignment, we may subsequently ask you to send project documentation or photographs by e-mail.
